What makes the Blue Mountains different

The Blue Mountains is the most technically demanding part of our service area, and the most interesting. Properties sit on or below the Niagara Escarpment, which means steep grades, shallow soil over bedrock in places, and water that moves downhill fast and finds the lowest opening in your building envelope.

A lot of the housing is chalet stock — built as weekend accommodation, sometimes decades ago, often since converted to year-round or short-term rental use. That conversion is where the trouble starts. A building designed to be cold and empty in the week now gets heated intermittently, and intermittent heating with poor vapour control is close to ideal conditions for mold.

Short-term rental owners have a second problem: downtime costs money and a mold complaint can affect a licence. We work to fixed schedules, document conditions properly, and can sequence work around booking calendars where that is possible.

Slope drainage and escarpment runoff

On a graded lot, water arrives at the uphill wall under pressure. Swales, exterior drainage and correct window well detailing do more here than any interior sealant.

A building that swings between heated and unheated moves moisture through its walls in ways a normally occupied house does not. It is the most common root cause of chalet mold we find.

Snow load and ice damming

Blue Mountain snow loads are serious. Ice dams push meltwater back under shingles and into wall cavities. We fix the ventilation and insulation cause, not just the interior stain.

For short-term rental owners we work to firm dates with photo-documented completion, so units come back online predictably and you have records for your licence file.

Wind coming off Georgian Bay and heavy freeze-thaw destroy under-built decks. Frost-depth footings and correctly sized framing are not optional at this elevation.
