Meaford is a mix we like working in: a compact older town core close to Georgian Bay, and a large rural area of farmhouses, orchards and hobby properties spread back from the water. The two need quite different approaches.

In town, the Bighead River is the defining factor. Properties near the river and the harbour deal with a high water table and periodic spring flooding, and basements reflect that. Out in the rural areas we are more often dealing with older farmhouses — stone foundations, additions built in three different decades, and moisture problems that trace back to grading or a failed eavestrough rather than anything structural.
