What makes Wasaga Beach different

Wasaga Beach is unlike anywhere else we work, because the ground itself is different. Sandy soil drains quickly, which sounds like good news for basements and sometimes is — but close to the beach and along the Nottawasaga River the water table sits high, and sand does nothing to stop water rising from below.

The bigger story here is the housing. A very large share of Wasaga Beach properties started life as seasonal cottages and were converted to year-round homes, often gradually and often without permits. Insulation went in, walls got finished, heating was added — and the vapour control that a year-round building needs was skipped, because nobody was thinking of it as a year-round building at the time.

That is why we get more mold calls per property here than anywhere else in the corridor. The good news is that once you understand the pattern it is very fixable, and the fix is usually less dramatic than homeowners fear.
