Collingwood has three distinct kinds of building, and each brings different work. There is the historic core — solid late-1800s and early-1900s brick from the shipbuilding era, much of it on stone foundations. There is the large stock of condos, townhomes and subdivisions built through the ski and resort boom. And there is waterfront and near-waterfront property on Nottawasaga Bay with its own moisture exposure.
The heritage homes give us the classic problem: a stone or early poured foundation that was never meant to be a living space, later finished without dealing with moisture. By the time someone calls us there is usually mold behind the drywall and the homeowner assumed the musty smell was just what old basements smell like.
The newer subdivision housing brings a different issue — grading and drainage that was signed off at build and has since settled, so water now runs toward the house instead of away from it.
