Typical mold remediation costs in Ontario

Mold remediation costs depend entirely on how much mold there is, where it is, and what caused it. A small surface problem and a finished basement that has been accumulating moisture damage for years are completely different projects. The only way to get an accurate number is an on-site assessment.

These ranges reflect real project costs from licensed remediation work in Ontario — not estimates based on national averages.

$500 – $1,500Surface mold — small area

Mold confined to a single surface under 10 square feet, such as around a window frame or in a bathroom corner. No structural material removal required.

$1,500 – $5,000Contained room remediation

Mold affecting one room — typically a bathroom, crawl space, or utility room — where drywall or insulation needs to be removed and replaced.

$5,000 – $15,000Basement or significant mold event

Mold through a finished basement or resulting from a water damage event. Includes containment, removal, moisture correction, and full rebuild.

$15,000+Extensive or structural mold

Mold that has penetrated structural framing, spread to multiple rooms, or resulted from long-term moisture infiltration. Requires full remediation and comprehensive restoration.

Factors that drive mold remediation costs

Size of the affected area

Mold remediation is largely priced by scope — square footage of affected material, number of rooms involved, and whether the mold is surface-level or has penetrated into framing and structural materials.

Material type

Removing mold from drywall and insulation is straightforward — the material comes out and gets replaced. Mold in framing, subfloor, or masonry is more complex and time-consuming to remediate properly.

Moisture source correction

Fixing the cause of the mold is part of a complete remediation. If the moisture source is a grading problem, a failed plumbing connection, or inadequate ventilation, that correction is part of the cost.

Containment requirements

Larger remediation projects require building containment barriers and using negative pressure to prevent spores from spreading to unaffected areas. This adds labour and materials to the project cost.

Rebuild scope

After mold removal, the space needs to be rebuilt — drywall, insulation, vapour barrier, and finishing. A contractor who does both the remediation and the rebuild gives you one price for both instead of two separate contracts.

Insurance coverage

Mold resulting from a covered water damage event (burst pipe, flood) may be partially or fully covered by homeowners insurance. We work directly with insurance adjusters and can provide the documentation needed for a claim.
