Residential mold remediation in Ontario typically costs between $1,500 and $8,000, with smaller bathroom or crawl space jobs at the lower end and significant basement or wall-cavity infestations at the upper end. Major whole-floor remediations — most common in older homes after a prolonged leak — can reach $15,000–$25,000 once structural material is removed and rebuilt.

The main driver of cost is not the square footage of visible mold. It is how far the mold has grown behind finishes and into structural material, and whether the moisture source is included in the scope or not.

Why remediation without fixing the moisture source is money wasted

Mold is a symptom of moisture. Remove the mold but leave the moisture source — a leaking pipe, inadequate ventilation, a grading problem that keeps the wall damp, a bathroom fan that vents into the attic — and the mold returns within a season.

A proper remediation scope includes identifying and repairing the moisture source. If a contractor quotes you mold removal but does not address why the mold grew, either they have not found the source or it is out of their scope and will need to be addressed separately. Get clarity on this before signing.

A quote that just says 'mold removal — $X' with no breakdown of scope is not enough information to evaluate. Ask what gets rebuilt, whether permits are required, and whether the moisture source fix is included.

How to compare mold remediation quotes

Price alone is not a useful comparison if the scopes differ. A $2,000 quote that removes visible mold and calls it done is not cheaper than a $4,500 quote that removes the source and rebuilds correctly — the first one will require a second job within a year.

Ask each contractor: Are you licensed? (In Ontario, mold remediation does not require a specific licence, but the contractor should be licensed for the trades involved in the rebuild.) What containment do you use? Does the quote include the moisture source fix? What is the warranty?
